The Best Time for Selling? When Others Aren’t.
Posted by Anthony Conselice on
If you’ve been thinking of selling, you may wonder when the best time to list your home. It’s simple: when others are not.
Currently, there is very low inventory on the housing market. This means you should seriously consider selling soon. Data shows that there are fewer sellers this season than the historical norm. Thus, it’s considered an atypical year for real estate. In more normal years, about 500,000 sellers listed their homes in April. However, in 2023, there were only about 392,000 sellers total who entered the market.
Why the downward trend? First, homeowners are wary of moving…

Posted by Anthony Conselice on
If you’ve been thinking about buying or selling a home, you’ve probably done your research on the current market. The problem is there are so many headlines to sift through. After all that digging, you’re left with this question:
“ What is really going on with inflation, housing supply, and mortgage rates?” Plus, as consultant Jay Thompson says, “ Housing market headlines are everywhere. Summer is winding down but that doesn't mean the fun has to!
Check out Seaside Park's own Homegrown "Two from the Shore".
Karen Pomeroy and David Stock are” two” both from Seaside Park, New Jersey siblings where they grew up and worked on the boardwalk. Their family owned and operated many Seaside Park attractions from the 1930s-60s.

As a Buyer, Should You Offer More Than Asking ?
Posted by Anthony Conselice on
In today’s market, inventory is still low while demand remains high. This leads to fierce competition among buyers, who should not expect to negotiate a lower sale price like they could in a normal housing market. Currently, sellers receive an average of 3.8 offers and their homes sell in about 17 days.

Now, almost six in ten homes listed are selling over the asking price.”
For buyers, this means that offering below or even at a home’s list price may not be enough to obtain your dream house.…
